Description

Designed by the owners, an architect and his wife, The Perch, Southwold was built in 2012 and has been awarded an LABC Building Excellence Award for outstanding construction and workmanship. It was also recently featured by Channel 4 on ‘Homes by the Sea’, a programme that explores amazing coastal properties brimming with individuality with a story to tell.

Don’t be fooled by the unassuming, timber façade of this heavenly 4-star holiday-home. The exterior was modelled on the original home that once stood here and was carefully designed to sit perfectly in its coastal habitat. Inside, visitors can experience an oasis of tranquility and calm, created with a spacious open-plan layout, floods of natural daylight from the rear bi-fold doors, and exceptional combinations of colours and textures.

This is no ordinary holiday cottage. The ground floor provides a truly sociable space – the dining area and stylish matt grey kitchen with every modern appliance and accessory, flows through to the lounge area where breath-taking views across the Southwold’s marshes to the River Blyth and Walberswick can be enjoyed. Outside, a decked area provides a peaceful spot for warm summer evenings, with steps leading down to a pretty landscaped garden. On the same floor are the second bedroom with luxurious king-sized bed, and the family sized bathroom.

Upstairs, you’ll discover a completely open-plan Scandinavian style bedroom area with views out to sea at the front, and across the marshes to the rear. From here you’ll find access to perhaps our favourite spot in Southwold – a delightful balcony on which to sit and watch the world go by.

The Perch sits in an enviable position, betwixt the heart of the town with its unique collection of independent shops and eateries, and the harbour mouth where the daily catch comes ashore. It is surrounded by Suffolk’s natural beauty -a truly perfect spot to enjoy a cosy holiday for two, or a break away with friends.

Parking: Roadside nearby (please note parking is not available along Ferry Road however there is a pay and display car park close by).
Heating: Gas heating.
Notes: Wi-fi and towels provided. A security deposit of £350.00 is required four weeks prior to your holiday. 
Due to the nature of the property and original art works the owners do not consider the property suitable for children under 12 years old.


Southwold Denes - Southwold Denes stretches from Gun Hill to the harbour's mouth and acts as a vital sea defence for the town. Suffolk Coast and Heaths (to whom our customer's £1 booking donation goes) are working with several agencies to restore and maintain the important area. It is the home of skylarks and little terns (please be careful not to disturb the nests) and the habitat of sea holly, sea pea and bird's foot trefoil to name a few. Our properties here enjoy the sunrise over the sea and stunning sunsets over the marshes.
