The pretty village of Fressingfield is situated in the Waveney Valley, North Suffolk, 12 miles east of Diss and just 30 minutes drive from the Heritage Coast of Southwold, Walberswick and Aldeburgh. There is a traditional country pub, The Swan, and an award winning restaurant, The Fox & Goose, only 2 minutes drive away. A well-stocked village shop and post office can be found 1.5 miles away. The city of Norwich is only 40 minutes away and worth a day out. Harleston, an historic market town has lots of specialist shops, a supermarket, pubs and eateries and is only 4 miles away. All in all, Chippenhall is an ideal location for walking, cycling, bird-watching, painting, antique-hunting, golfing and fishing, as well as resting and relaxing.

Chippenhall Hall is a delightful heavily timbered medieval manor with the site of the current house dating back to the Saxon times. Secluded at the end of a long leafy drive, set in 8 acres of rural tranquillity in the heart of Suffolk and recorded in the Domesday Book, it has featured in period films and competitions. From the 12th Century to more modern times, the manor was held by several notable families, many of whom were knights and included the Ufford and Sancroft families. The Sancroft coat of arms is still connected with the house and Dr. William Sancroft was the Archbishop of Canterbury who crowned King Charles I, later to be beheaded, during the 17th Century.

Accommodation
Ground Floor:
Entrance Hall Heavy 'medieval style' oak arched door and oak boarded timber flooring leading to the Cloakroom with washbasin and w.c.
Sitting Room with a copper-canopied inglenook fireplace set in the middle of the room separating the bar from the sitting area
Drawing Room retains a wonderful tranquil charm with its old brick floor, inglenook fireplace and hanging tapestries
Dining Room has windows overlooking the courtyard and swimming pool
Kitchen and Breakfast Room well-equipped with oil-fired Aga, electric oven, microwave, fridge, freezer, dishwasher and an oak stable door from the breakfast room gives access to the Boot Room with door leading out to the garden.
Utility Room with washing machine and tumble dryer

The Bedrooms are named according to past historical use, are en-suite with either a shower or bath or both. All are spacious, enjoy views of the countryside and are decorated to a good standard, each with its own individual character. A selection are shown below.

First Floor:
The Ufford Room named after the Ufford family, Knights of the County, who held Chippenhall in the 14th and 15th Centuries. Four poster bed with en-suite shower, bidet and bath, enjoying views over the orchard and rose terrace.
The Pilgrim Room was originally where pilgrims stayed on their journey to the Monastery at Dunwich. Double room with en-suite shower, bidet and extremely large corner bath, enjoying views of the york stone rose terrace.
The Sancroft Room is a twin room with en-suite shower and fine exposed timbers and double window overlooking gardens, countryside, courtyard and swimming pool.
The Cheese Room with its queen post roof was originally part of the old dairy where cheese was hung from the ceiling to mature. Double room with unusual en-suite shower room set high in the eaves enjoying a dual aspect view over the duck pond and swimming pool.

Second Floor:
The Hunter Room is a twin room with en-suite shower and vaulted ceiling, exposed timbers and exposed brick chimney.
steep stairs lead to The Priest Room with a twin bedroom with en-suite bathroom which originally contained the priests 'hiding' hole.
The Long Room with a double bedroom with en-suite shower room.

Garden: Large grounds with outdoor swimming pool, outbuildings, garden furniture and barbecue. Take care with small children due to ponds in garden and swimming pool.
Parking: For ten cars.
Heating: O.F.C.H. Open fire starter logs provided.
Also provided: Two travel cots on request.
Notes: Two children's (under 8 years old) Z beds are available on request and will be left in the entrance hall - no bed linen provided for the Z beds. The swimming pool at Chippenhall will only be available mid-May to mid-Sept (subject to the weather). Please provide your own swimming pool towels. Christmas and New Year breaks (5 days) are £3,200 rental per break. 
 £500 Housekeeping deposit payable to Chippenhall Limited, two weeks before your holiday. Please send cheque to Chippenhall Hall, the address will be shown on your travel directions. This cheque will be cashed and returned to you by the Owner no more than two weeks after your holiday, less any deductions for any damages and/or extra logs (£40 per delivery).
